Nothing here is an offer or a valuation
Everything published on this site — property information, market statistics, neighborhood data and any estimate or calculator — is general information. It is not an appraisal, a valuation, a guarantee of value, or an offer to buy or sell. Real estate transactions depend on inspection, survey, title and contract terms that no website can account for.
Listing information
Property data is provided by Unlock MLS and other sources, is deemed reliable but is not guaranteed accurate by the MLS or by us, and should be independently verified. Listings held by brokerages other than ours are marked with the listing brokerage’s name. Information is refreshed on the MLS’s schedule and may be out of date at the moment you read it. Square footage, lot size, taxes, schools and boundaries change and must be verified independently.
Neighborhood and market data
Figures we publish carry the source they came from and the date they were true. They describe an area, not a person, and we publish the same categories of information for every area we cover. Nothing on this site should be read as advice to buy or avoid a particular neighborhood.
Licensing and fair housing
Sprout Realty is a licensed Texas real estate brokerage. Individual agents are separately licensed and their status can be verified with the Texas Real Estate Commission. We do business in accordance with the Federal Fair Housing Act and the Equal Credit Opportunity Act and do not discriminate on the basis of race, color, religion, sex, handicap, familial status or national origin. Agency and representation
No agency relationship is created by using this site or submitting a form. Representation begins only when a written agreement is signed. At first substantive communication about a specific property you will receive the Information About Brokerage Services form.
Affiliated companies
Loan Lab Lending and Sprout Roofing share common ownership with us. Any referral comes with a written Affiliated Business Arrangement disclosure, and using an affiliate is never a condition of any service.
Your use of this site
You agree not to scrape or systematically copy listing data, not to interfere with the site’s operation or security, not to use it for any unlawful purpose, and not to submit another person’s information without their permission. MLS rules prohibit the copying, redistribution or storage of listing data outside the terms of the license under which it is provided. Site content, design and code are owned by us or our licensors.
Disclaimer and limitation of liability
The site is provided on an "as is" and "as available" basis without warranties of any kind, to the fullest extent permitted by law. To the fullest extent permitted by law we are not liable for indirect, incidental, consequential or punitive damages arising from your use of this site.
Governing law
These terms are governed by the laws of the State of Texas without regard to conflict-of-laws rules. Venue for any dispute lies in Travis County, Texas.
Changes
We may update these terms; the effective date above changes when we do.
